We carry out RICS Home Surveys across Somerset, from Taunton and the Blackdown Hills to the Mendips, the Levels and the Exmoor coast. Taunton is under an hour from our base near Exeter, so we can usually inspect quickly.
Where we survey
We cover Taunton, Wellington, Bridgwater, Burnham-on-Sea, Highbridge, Minehead, Watchet, Williton, Yeovil, Chard, Ilminster, Crewkerne, Somerton, Langport, Street, Glastonbury, Wells, Shepton Mallet, Frome, Castle Cary, Wincanton and the surrounding villages. We also cover Bath, Weston-super-Mare and the north of the historic county by arrangement.
Homes we see in Somerset
- Stone villages and market towns, built in local materials such as golden Ham stone around Yeovil and Ilminster, blue lias in central Somerset and Mendip stone around Wells and Frome. Older stone homes need a Level 3 survey.
- Homes on the Somerset Levels around Bridgwater, Langport and Glastonbury, where low-lying land, flood risk and soft ground affect buildings.
- Clay soils across parts of the county, where trees close to a house can contribute to subsidence.
- Thatched cottages and listed buildings, common across south Somerset.
- Modern estates around Taunton, Bridgwater and Yeovil. A traditionally built home under 50 years old that has not been extended usually needs a Level 2 survey.
Local points we look out for
Flood risk on and around the Levels affects insurance and sometimes mortgages, so we flag where your solicitor should check flood history. We also look closely at signs of movement on clay, and at alterations to listed and conservation area properties.
Which survey level is right?
We follow the RICS Home Survey Standard and recommend the level that fits the property, not the one that costs most.
- Level 1 Condition Report: only for a new-build home that has not been altered.
- Level 2 HomeBuyer Survey: for a traditionally built home under 50 years old that has not been extended. It rates the condition of each part of the property and gives advice on repairs and maintenance. A market valuation and rebuild cost can be added.
- Level 3 Building Survey: for homes 50 years old or more, and for any home that has been extended or altered, is of non-traditional construction, or is listed, thatched or unusual. It describes construction and defects in full, with likely causes, options and outline repair costs.
