An independent figure both sides can rely on

Estate agents' appraisals can vary widely, and each side may favour a different one. A Red Book valuation is independent and impartial, and sets out the evidence and reasoning behind the figure. That makes it a sound basis for negotiation, mediation or a financial settlement.

How we can be instructed

• By one party, usually through their solicitor.
• Jointly by both parties, so there is a single agreed valuation and one fee.
• Where the valuation is for court proceedings, please tell us at the outset, so the instruction and report follow the rules that apply.

What the valuation includes

• An inspection of the property, arranged sensitively and at a time that works for whoever lives there.
• Current market value, and other values if your solicitor needs them, such as the value with alterations or after repairs.
• Comparable sales evidence and a clear explanation of the figure.
• A report prepared to the RICS Valuation Global Standards (the Red Book).

Discretion

We know these are difficult times. We deal with both parties fairly and courteously, and we do not discuss the valuation with anyone who is not entitled to see it.
