Level 2 HomeBuyer Survey in Exeter and Devon

The RICS Level 2 HomeBuyer Survey is the most popular home survey in the UK. ClystCore carries out Level 2 surveys across Exeter, Devon, Cornwall, Somerset, Dorset and Wiltshire, written in plain English, followed by a call from your surveyor.

When we recommend a Level 2 survey

We recommend Level 2 for a traditionally built home under 50 years old that has not been extended. That covers most homes built since the mid-1970s on ordinary estates, in brick, block or render with a conventional roof.

We recommend a Level 3 Building Survey instead if the home is 50 years old or more, has been extended or altered, is of non-traditional construction, or is listed, thatched or unusual. A Level 1 Condition Report is only right for a new-build home that has not been altered.

What a Level 2 survey covers

  • An inspection of all accessible parts of the property, inside and out, including the roof space where it is safe to enter.
  • Condition ratings for each part of the building, from 1 (no repair needed) to 3 (defects that are serious or need urgent repair or investigation).
  • Advice on repairs and ongoing maintenance, and on defects that could affect the value.
  • Issues for your solicitor to check, such as alterations, planning permission and building regulations, guarantees and rights of way.
  • Risks to the building, the grounds and people, such as damp, movement, asbestos and electrical safety concerns that need a specialist.
  • An optional market valuation and reinstatement (rebuild) cost for insurance, carried out by our RICS Registered Valuer at the same visit.

What it does not cover

A Level 2 survey is a visual inspection. We do not lift fitted floor coverings, move heavy furniture or open up walls, and we do not test services such as wiring, gas or drainage. Where we see signs of a problem, we tell you, and recommend the right specialist before you exchange.

Where we carry out Level 2 surveys

We are based at Clyst St Mary, near Exeter, and cover Exeter and East Devon, North Devon, South Devon, Torbay and Plymouth, West Devon, Cornwall, Somerset, Dorset and Wiltshire.

How it works

  • Send us the address and property details for a quote.
  • We confirm the survey level, our terms and the inspection date with you and the selling agent.
  • Your surveyor inspects the property, usually in two to four hours.
  • You receive your report, and your surveyor calls you to go through it.
