The RICS Level 3 Building Survey is the most thorough home survey available. In Devon and the South West, with so many period, cob, stone and thatched homes, it is often the right choice. ClystCore carries out Level 3 surveys across Exeter, Devon, Cornwall, Somerset, Dorset and Wiltshire.
When we recommend a Level 3 survey
- Homes 50 years old or more.
- Any home that has been extended or significantly altered, including loft conversions and knocked-through rooms.
- Homes of non-traditional construction, such as timber frame, steel frame or prefabricated concrete.
- Listed buildings, homes in conservation areas, and thatched, cob or stone cottages.
- Homes you plan to renovate or alter.
For a traditionally built home under 50 years old that has not been extended, a Level 2 HomeBuyer Survey is usually enough.
What a Level 3 survey covers
- A detailed inspection of all accessible parts of the property, including the roof space, and the outbuildings and grounds.
- A description of how the building is constructed, and how that affects maintenance and repair.
- Defects explained in full, with their likely causes, the options for repair and the consequences of not acting.
- Outline costs for repairs where we can give them, to help you plan and negotiate.
- Advice on future maintenance, and on materials and repairs that suit older buildings, such as lime renders and mortars for cob and stone.
- Issues for your solicitor, including alterations, listed building consent, planning and building regulations.
Older buildings in the South West
Many problems we find in older Devon and Cornish homes come from well-meant modern repairs: cement renders and pointing on cob and stone, non-breathable paints, and raised ground levels against walls. A Level 3 survey explains what is going on and what will put it right, rather than simply recommending a damp-proof course. In Cornwall and West Devon we also flag when mundic testing or a mining search is needed.
Where we carry out Level 3 surveys
